Zoning, setbacks and what will fit
Lot coverage, rear and side yard setbacks and height limits come from the City of Ottawa zoning by-law and vary street to street.
A rear addition that works comfortably on a deep suburban lot may be impossible on a narrow infill lot. Where a plan needs a minor variance that is a process with a timeline and a risk of refusal, and you should know at concept stage rather than after paying for a full drawing set.
On tight lots we look at second storey additions or interior reconfiguration as alternatives, and our design and planning consultation answers feasibility before design fees are spent.
Foundations, roof tie ins and the details that leak
New footings go below the local frost depth, and the connection between new and existing foundation gets detailed so differential settlement does not crack the join.
Where the new roof meets the old is the highest risk detail on the whole project. It needs proper valley or step flashing, membrane underneath, continuity of insulation and ventilation, and a plan for where snow will slide. Our new roof installation crew handles that junction.
Inside, the new space has to tie into the existing heating, electrical and sometimes plumbing. Load calculations for the panel and capacity checks on the furnace come before framing, not after.
Second storey additions
Adding a storey means the existing foundation and framing have to carry more load, so an engineer assesses capacity before anything is designed in detail.
It also means the roof comes off, which requires weather protection planning. We schedule those projects to get the new roof closed in before autumn, because a tarped house through an Ottawa November is not a plan.
