What we find behind the walls in Ottawa homes

Every era of Ottawa housing hides something specific.

Pre-war homes downtown often have knob and tube remnants, balloon framing and no insulation in the exterior walls. Post-war bungalows around Riverside Park and Merivale frequently have undersized electrical panels and cast iron drains near the end of their life.

Homes from the 1970s and 1980s through Nepean and Gloucester usually have decent bones, with aluminum wiring in some pockets and bathroom fans vented into the attic instead of outside. We check for that on day one, not week five.

Load bearing walls and open concept

Most Ottawa remodels we quote include taking out at least one wall. Whether that wall is carrying load decides everything about the budget.

Removing a bearing wall means a properly sized beam, posts carried down to a footing, and a permit with engineering behind it. We identify that before you fall in love with a layout, so the number you get is real.

How we keep a remodel livable

Most clients stay in the house. That works when the site is managed.

We seal the work zone with dust barriers, run negative air where we are making dust, and keep one bathroom and a working kitchen line where the scope allows. Tools get cleared each evening, and the walking path from the front door stays clean.

For kitchen remodels we help you set up a temporary station with a fridge, microwave and kettle. Four to six weeks without a stove is manageable when it is planned rather than discovered.

Permits, inspections and Ottawa building code

Structural changes, new plumbing lines, panel work and finished basements generally need a City of Ottawa building permit. Electrical work also needs its own ESA notification in Ontario.

We apply, book the inspections and meet the inspector. Unpermitted work causes real problems later, from insurance claims to a stalled sale, and it is not worth the few days it appears to save. What is the difference between a renovation and a remodel?

A renovation usually refreshes what is already there, with new finishes in the same footprint. A remodel changes the layout by moving walls, plumbing or structure. We do both, and we will tell you which one your goals actually require.

How long does a whole house remodel take in Ottawa?

Most run eight to sixteen weeks. Scope drives it more than square footage, since structural changes and new mechanical systems add inspection stages. We give you a working day count before starting, not an optimistic guess.

Can you remove a load bearing wall in my Nepean bungalow?

Usually yes, with a properly sized beam, posts carried to a footing, a permit and engineering where required. We confirm what the wall is carrying before quoting so the price reflects the real work.

Do you build legal secondary suites in Ottawa basements?

Yes. Secondary units have their own requirements for ceiling height, egress windows, fire separation and interconnected alarms. We assess whether your basement can meet them before you spend money on drawings.

What happens if you find something unexpected mid remodel?

We stop, show you, and price the fix in writing before continuing. Hidden rot, failed wiring and old cast iron drains do turn up in older Ottawa homes. Nothing gets added to your invoice without written approval.

Is winter a bad time to remodel in Ottawa?

Not for interior work. Winter is often our best availability, and interior remodels are unaffected by weather. Additions and anything needing footings are better scheduled once the ground has thawed.
