What we find in downtown Ottawa buildings
Century homes here were built before most of the systems we now rely on existed, so every layer has been retrofitted at least once.
Behind the plaster we find balloon framing, knob and tube remnants, cast iron drains, and exterior walls with no insulation at all. Floors have settled, so nothing is level, and door openings are rarely square.
Many of these houses were divided into units decades ago. Converting back to single family, or bringing an existing conversion up to current fire separation and egress standards, is regular work for us.
Condos are a different job entirely. The unit is yours, the building is not, so scope has to respect what is common element. Plumbing stacks, exterior windows and structural walls usually sit outside your control.
Heritage districts and condo boards
Sections of Centretown, Sandy Hill and the surrounding core sit inside heritage conservation districts, where exterior changes face additional review. Window replacement, cladding and facade work all need that factored into the timeline.
Condo work has its own gatekeeper. Boards typically require approval, proof of insurance, restricted working hours, elevator booking and protection of common areas. We prepare that package rather than showing up and hoping.
What we build most downtown
Kitchens and bathrooms in older houses lead, and they are rarely simple. Old plumbing usually needs replacing while the wall is open, which our general contractor service coordinates with licensed trades.
Full gut renovations are the other main line. Strip to the studs, insulate, rewire, replumb, then rebuild with modern performance behind original character. Our remodeler service handles the sequencing, and our carpenter service matches original trim profiles.
Masonry and facade work is steady too. Repointing century brick with the right mortar is specialist work, and our building restoration service covers it.
Logistics of renovating in the core
Parking is the first problem. Many Centretown and Sandy Hill houses have no driveway, so bins need permits and material gets carried in rather than dropped at the door. We build that into the estimate instead of surprising you with it.
Noise matters more here because neighbours are attached or above. We keep demolition inside reasonable hours and give notice before the loud stages.
Dust control gets extra attention in older buildings. Pre 1980 plaster and joint compound may contain asbestos, so testing comes before demolition rather than after.
Permits and inspections for Downtown Ottawa projects
Structural changes, new plumbing lines, panel upgrades and finished basements generally need a City of Ottawa building permit. Electrical work also needs its own notification to the Electrical Safety Authority.
We apply, book the inspections and meet inspectors on site. Unpermitted work causes problems with insurance claims and at resale, so it is not a corner worth cutting. If you want the process explained on its own, our building consultant service covers that.
