Hiring a renovation contractor in Nepean usually means working on a house built between 1965 and 1995. Call (613) 261-4861 and we will come walk the space with you.

We have worked this side of the city since 1999. Side splits off Greenbank, bungalows near Baseline Road, and two storeys through Centrepointe where the original kitchen is still in place forty years later.

Those homes were built well and laid out for a different era. Most of our Nepean work is opening up a closed kitchen, rebuilding a tired bathroom, or finally finishing a basement that has been storage since the family moved in.

Nepean housing stock and what it needs

Nepean is not one housing type. It is four decades of building, and each decade left its own list.

The 1960s and 1970s stock around Bells Corners and Arlington Woods tends to have generous lots, mature trees and small closed kitchens. Bathrooms in those homes are often original, with cast iron tubs and one small window doing all the ventilation.

The 1980s and 1990s builds through Centrepointe and Craig Henry have better layouts but builder grade finishes that are now past their service life. Laminate counters, hollow core doors, worn carpet on stairs, and bathroom fans vented into the attic instead of outside.

We also see aluminum wiring in certain pockets of that era. It is not automatically a problem, but it needs proper connectors and a licensed electrician, which is part of why we look at the panel on the first visit.

Basements in Nepean

Basement finishing is our most common Nepean project, and the ceiling height is usually the first question. Homes from this era often have ductwork dropped below joists, which eats headroom in exactly the wrong place.

Before framing we look at height, moisture, and whether an egress window can be installed if you want a bedroom down there. Those three answers decide whether the plan you have in mind is achievable.

The projects we take on most in Nepean

Kitchens come first. Removing the wall between a closed 1970s kitchen and the dining room changes how the whole main floor works, and it is usually a load bearing wall, so it needs a beam and a permit. Our remodeler service covers that work, and the kitchen renovation page has the detail.

Bathrooms are next. A standard Nepean bathroom rebuild runs about two weeks, and it is the one project where waterproofing quality decides everything. See bathroom renovation for how we build them.

After that it is basements, flooring, and exterior work. Deck rebuilds are common on the older stock, where the original pressure treated frame has reached the end of its life. Our carpenter service handles those, and our general contractor service covers roofing and brick repair on the same houses.

Working in Nepean day to day

Access is easy here, which matters more than people expect. Most Nepean streets have driveways and room for a bin, so demolition and material deliveries do not turn into a parking problem the way they do downtown.

We reach the area from the Queensway and Baseline Road, so crews arrive on time even in February. Winter is one of our steadiest seasons in Nepean, because interior work is unaffected by weather and start dates are usually sooner than in June.

Permits and inspections for Nepean projects

Structural changes, new plumbing lines, panel upgrades and finished basements generally need a City of Ottawa building permit. Electrical work also needs its own notification to the Electrical Safety Authority.

We apply, book the inspections and meet inspectors on site. Unpermitted work causes problems with insurance claims and at resale, so it is not a corner worth cutting. If you want the process explained on its own, our building consultant service covers that.

Renovation FAQ for Nepean homeowners

Can I finish my Nepean basement if the ceiling is low?

Sometimes, and the ductwork is usually the problem rather than the slab. We measure the height under joists and under any drops, then tell you honestly whether it will feel finished or cramped. Rerouting a duct is often cheaper than living with a bulkhead in the wrong place.

Do you handle aluminum wiring found in older Nepean homes?

Yes, through licensed electricians using approved connectors. Aluminum wiring is common in certain 1970s pockets here and insurers often ask about it. We look at the panel and a few outlets on the first visit so it does not surprise anyone mid project.

How much does a kitchen renovation cost in Nepean?

It depends on whether a wall is coming out and whether plumbing moves. A cabinet and counter replacement in the existing footprint is one number. Opening the kitchen to the dining room with a structural beam is a different one. We price both so you can compare properly.

Is the wall between my kitchen and dining room load bearing?

In Nepean bungalows and side splits it often is, because those layouts carry roof and floor loads on interior walls. We check from the basement upward before quoting, since a beam, posts, footing and permit add real cost.

Can you add an egress window for a Nepean basement bedroom?

Usually yes. It means cutting the foundation wall, installing a window that meets code for size and opening, and building a proper window well with drainage. Grading around it matters here, because spring meltwater looks for the lowest point.

Do you work in Bells Corners and Barrhaven as well?

Yes. We cover Bells Corners, Centrepointe, Craig Henry, Arlington Woods and the surrounding streets, plus Barrhaven and the rest of the greater Ottawa area. The consultation is free wherever you are in the city.
