The two seasons that cause most Ottawa water damage

In deep January cold, pipes in exterior walls, unheated garages and rim joist runs freeze, split, and then flood the moment they thaw. The damage usually shows up hours after the temperature comes back up.

In March, snow melts faster than frozen ground can absorb it, so meltwater runs to the lowest opening it can find. Window wells, foundation cracks and old weeping tile connections are the usual entry points.

Why the cause gets fixed before the rebuild

Rebuilding a finished basement without correcting the drainage means doing it again in two springs, at your expense the second time.

So we look outside first: grading against the foundation, downspout discharge, window well drainage, sump function and any visible foundation cracking. Those get corrected as part of the scope.

Inside, wet material comes out rather than being dried in place where it has been saturated. Paper faced drywall and insulation that has been soaked do not recover, and they can hold mould behind a finished wall.
