A renovation contractor in South Keys spends a lot of time in basements, and there is a reason for that. Call (613) 261-4861 and we will look at yours.

We work the south end regularly, and have since 1999. Townhouse blocks near Greenboro Station, two storeys off Johnston Road, and the 1970s and 1980s stock through Blossom Park and Hunt Club.

This part of the city sits low and drains slowly in places. Wet basements and finished lower levels that were built without a moisture plan are the two calls we get most.

South Keys housing and the water question

The housing here is largely 1970s through early 1990s: townhouse rows, semis and two storey detached homes on modest lots.

Layouts are practical rather than generous. Kitchens are galley or L shaped, main bathrooms are small, and lower levels were often finished cheaply by a previous owner with panelling straight against the foundation wall.

That last detail is the one that causes trouble. Panelling or paper faced drywall pressed against cold concrete, with no insulation and no air gap, is how a basement grows mould behind a finished surface.

When we open those walls we usually find staining at the base. The fix is not just new board. It is grading and downspouts outside, then insulation and framing held off the concrete inside.

Sawmill Creek and the spring thaw

Parts of the South Keys and Greenboro area drain toward Sawmill Creek, and the ground here can stay saturated well into spring.

When the snow goes fast and the soil is still frozen, that water has nowhere to go except the lowest opening it can find. Window wells, foundation cracks and old weeping tile connections are the usual entry points, so we look outside before we quote anything inside.

What we build most in South Keys

Basements lead, and they are done properly or not at all. Moisture control first, then insulation, framing, egress if a bedroom is planned, and finishes. Our basement renovation page walks through the stages.

Water damage repair is the other constant. Burst pipes in January, thaw seepage in March, and failed shower pans year round. Our building restoration service handles the drying, documentation and rebuild, including the insurance paperwork.

Beyond that it is bathrooms, kitchens and flooring. Vinyl plank is the practical choice below grade here, and our flooring contractor service covers the subfloor prep that makes it last.

Working in the south end

Access is good. Bank Street and Hunt Club Road put us close to most South Keys addresses, and the area has parking and driveway space for bins and deliveries.

Townhouse blocks need a little more planning. Shared walls mean noise carries, so we keep demolition to reasonable hours and let neighbours know when the loud stages are happening.

Homes closer to the airport approach sometimes want window upgrades for sound as well as heat loss. Our carpenter service covers window installation, and we will tell you honestly what a new window will and will not do for noise.

Permits and inspections for South Keys projects

Structural changes, new plumbing lines, panel upgrades and finished basements generally need a City of Ottawa building permit. Electrical work also needs its own notification to the Electrical Safety Authority.

We apply, book the inspections and meet inspectors on site. Unpermitted work causes problems with insurance claims and at resale, so it is not a corner worth cutting. If you want the process explained on its own, our building consultant service covers that.

Renovation FAQ for South Keys homeowners

Why does my South Keys basement get damp every spring?

Usually because meltwater cannot soak into frozen ground and runs toward the lowest opening. Grading against the foundation, downspouts discharging beside the wall, and blocked window wells are the three causes we find most. Fixing those comes before any interior work.

Can you finish a basement that has had water in it before?

Yes, once the cause is corrected and the space has proven dry. We build with insulation against the concrete, framing held off the wall, and flooring that survives moisture. Finishing over an unresolved leak just hides it for a season.

Do you handle insurance claims for water damage in South Keys?

We document the damage, note the visible cause, and produce a staged scope with pricing for your adjuster. You choose your own contractor in Ontario, and detailed documentation is what keeps a claim moving.

What flooring should go in a South Keys basement?

Vinyl plank or tile over a proper subfloor panel. Solid hardwood does not belong below grade in this climate, and carpet directly on a slab holds moisture. We check slab moisture before recommending anything.

Can you renovate a townhouse without disturbing my neighbours?

We cannot make demolition silent, but we can schedule it. Loud stages get grouped into set hours, we notify the neighbours on both sides, and we keep the shared entry clean throughout.

Do you install egress windows in Greenboro basements?

Yes, where the foundation and grade allow it. A bedroom below grade needs a window that meets code for opening size, plus a window well built with drainage so it does not become the next water entry point.
