A renovation contractor in Gloucester is usually working on a well built 1960s or 1970s house with an outdated interior. Call (613) 261-4861 and we will come take a look.

We have worked this part of the east end since 1999. Beacon Hill homes near Montreal Road, Blackburn Hamlet off Innes Road, and the streets around Ogilvie and Blair.

The bones out here are good. Solid framing, big lots, mature trees. What owners want changed is the layout and the finishes, and occasionally an addition to gain the space a growing family needs.

Gloucester housing stock and its quirks

Beacon Hill is one of the more distinctive parts of the city. Homes from the late 1950s and 1960s on large lots, many of them architect designed for their era, with layouts that still work well once the finishes catch up.

Blackburn Hamlet came a little later, mostly 1970s, with a village feel and deep lots. Those houses commonly have small closed kitchens, one main bathroom, and unfinished or dated basements.

Across both, we find original electrical panels near capacity, single glazed windows still in place, and bathroom exhaust fans that vent into the attic. Insulation levels are below current standards almost everywhere in this vintage.

The upside is that these homes take renovation well. Straight framing, accessible basements and reasonable ceiling heights make the work more predictable than in older downtown properties.

Mature trees and what they mean for work

Blackburn Hamlet and Beacon Hill have tree cover most Ottawa suburbs would envy, and large trees close to a house affect renovation planning.

Root systems matter for additions and footings, canopy affects how a new roof sheds and dries, and access for equipment sometimes needs a different approach. We look at all three during the site visit rather than after committing to a plan.

What we build most in Gloucester

Kitchens lead. Opening a closed 1970s kitchen into the dining or family room is the single most requested change here, and it usually means a structural beam and a permit. Our remodeler service handles that scope.

Bathrooms follow, both main bathroom rebuilds and adding a second bathroom where the layout allows. Our bathroom renovation page covers the build.

Basements, flooring and exterior work round it out. Roof replacement and brick repair on this vintage of house go through our general contractor service, and deck rebuilds through our carpenter service.

Working in Gloucester

Access is easy from the Queensway via Blair Road or Innes Road, and the area has driveway and street space for bins and deliveries.

Blackburn Hamlet streets are quieter and more residential in feel, so we keep noisy stages inside reasonable hours and let immediate neighbours know the schedule.

Interior work runs straight through winter here. Our January and February bookings are heavily basements and bathrooms, and clients who book in the cold months usually get a much earlier start date.

Permits and inspections for Gloucester projects

Structural changes, new plumbing lines, panel upgrades and finished basements generally need a City of Ottawa building permit. Electrical work also needs its own notification to the Electrical Safety Authority.

We apply, book the inspections and meet inspectors on site. Unpermitted work causes problems with insurance claims and at resale, so it is not a corner worth cutting. If you want the process explained on its own, our building consultant service covers that.

Renovation FAQ for Gloucester homeowners

Can I open up the kitchen in my Blackburn Hamlet home?

Usually yes. The wall between kitchen and dining room in these houses often carries load, so it needs a properly sized beam, posts down to a footing and a City of Ottawa permit. We confirm what the wall carries before quoting.

Is it worth renovating a Beacon Hill home from the 1960s?

Generally yes. Those homes have good structure, large lots and layouts that hold up. The money goes into performance and finishes rather than fixing bad building, which is a better position to start from.

Do I need to upgrade my electrical panel during a Gloucester renovation?

Often, yes. Panels from this era are frequently near capacity, and adding kitchen circuits, a basement or air conditioning can push them past it. A licensed electrician assesses the panel and the work is done with ESA notification.

Can you add a second bathroom to a Gloucester bungalow?

Frequently, yes. The usual candidates are a corner of the primary bedroom, an oversized hallway closet, or the basement where drains already run. Plumbing access decides the cost more than the finishes do.

Will a tree close to the house stop me building an addition?

Not always, but it changes the plan. Roots near a footing line, canopy over a new roof and equipment access all get assessed at the site visit, and there may be tree protection requirements to account for.

Do you serve Carson Grove and Cardinal Heights?

Yes. We cover Beacon Hill, Blackburn Hamlet, Carson Grove, Cardinal Heights, Pineview and the surrounding Gloucester streets, plus the rest of the greater Ottawa area.
