The order is not negotiable, and it is where self managed projects come apart. Demolition, structural framing, rough-ins for plumbing and electrical, inspection, insulation and vapour barrier, board, paint, flooring, then trim and fixtures.
Skip an inspection and the drywall comes back off. Put flooring in before paint and you pay twice for protection. Book a tile setter before the plumber has finished and you lose the slot.
We hold that sequence, chase the trades who are late, and re-plan when a delivery slips, which it will.
Quality control before things get covered
There are specific moments where checking matters: before insulation covers the framing and rough-ins, before board covers the insulation, and before tile covers waterproofing.
We attend at those stages and document with photos, because a problem found before it is covered costs a conversation and a problem found afterwards costs a demolition.
We also handle the awkward conversations. Telling a trade to redo work is easier from a project manager than from a homeowner who has to live next to them for another month.
Permits, inspections and who is responsible
Structural work, new plumbing lines, panel changes and finished basements generally need a City of Ottawa permit, and electrical work needs its own notification to the Electrical Safety Authority.
We track what is required, book the inspections, and meet the inspector, so nothing stalls because a stage was closed up before it was signed off.
