Choosing the right board for each room
Standard board goes in bedrooms and living space. Bathrooms get moisture resistant board, and tiled wet areas get a cement or foam backer rather than any paper faced product.
Fire rated board is required where a separation is needed, such as the ceiling under a garage or the walls of a secondary suite. That is a code requirement in Ottawa, not a preference, and an inspector will look for it.
Ceilings get thicker board or tighter framing spacing to stop sag, which matters in older homes where strapping is uneven.
Boarding an Ottawa basement the right way
Board goes on last in a basement, after the moisture question is answered and insulation is in place.
We frame off the concrete with a gap and insulation behind, and we hold the bottom edge of the board up off the slab so a small water event does not wick straight into it. Paper faced drywall pressed against cold damp concrete is how basements grow mould behind a finished wall.
If your basement has had water before, that gets fixed outside first. Our water damage restoration crew handles the cause, then we board.
Access panels and what goes behind the board
Before boarding we walk the framing looking for anything that will need reaching later: cleanouts, shut off valves, junction boxes and mechanical connections.
Those get access panels rather than being buried. Cutting a hole in finished drywall two years later to reach a valve costs far more than planning a panel now.
