Some items on a repair list are actually early warnings, and worth doing first. Caulking around a tub or a shower surround protects the subfloor and the ceiling below. Grading and downspout discharge protect the basement.
Attic ventilation and air sealing protect the roof from ice damming, and a small amount of work there prevents a roof repair and a ceiling repair next February.

After buying, the same list is usually where the first budget goes. Either way we work through it in priority order and tell you what can wait, rather than quoting everything as urgent.
