Working backwards from the opening date
We build the schedule from your target date, not forward from today, because that immediately exposes which items have no float.
Long lead items are usually the risk: mechanical equipment, custom millwork, glazing and specialty fixtures. Those get ordered first, before the finishes are even chosen.
Permit and inspection stages get placed in the schedule as fixed points. A rough-in inspection that slips by a week pushes everything behind it, so those dates are protected rather than assumed.
Landlord requirements and base building conditions
In leased space the landlord usually has to approve drawings, insurance certificates and contractor credentials before anything starts, and that approval takes time.
Base building conditions matter too. What electrical capacity is available at the panel, whether there is a grease interceptor for a food use, how the space is vented, and where the sprinkler heads sit all shape the design.
We check those conditions early, because a fit out designed without them gets redrawn, and redrawing costs weeks you do not have.
Accessibility and code requirements
Commercial work in Ontario carries accessibility requirements that residential work does not, covering entrances, washrooms, door hardware, clearances and signage.
Those get designed in rather than corrected after an inspection. Finding out at final inspection that a washroom clearance is short is an expensive way to learn.
What a commercial construction contract includes
- Schedule to your date: built backwards, with long lead items flagged.
- Base building review: electrical, mechanical, sprinkler and venting conditions.
- Landlord package: drawings, insurance and credentials for approval.
- Permits and inspections: applied for, booked and attended.
- Accessibility scope: entrances, washrooms and clearances designed in.
- Trade coordination: one contract covering every trade on site.
Where commercial construction sits in the bigger job
This work is part of our general contractor service, so it can run on its own or as one stage inside a larger project. When it is part of a bigger renovation we sequence it with the other trades rather than treating it as a standalone visit.
Clients booking this often pair it with roof repair, roof replacement, new roof installation or brick repair. One contract covers whichever combination you need, with a single schedule and one point of contact.
Commercial Construction across the Ottawa area
We take this work on throughout the greater Ottawa area. Recent jobs have run through Nepean, Merivale, South Keys, Kanata and the surrounding neighbourhoods. The consultation is free wherever you are in the city.
