Repairs and maintenance in Ottawa is the service that clears the list on the fridge, and it is more useful than it sounds. Call (613) 261-4861 with your list.

We take on repair work across the greater Ottawa area for homeowners, landlords and property managers, from single items to a full walk through list before a sale.

Grouping small jobs into one visit is what makes it economical, because the travel and setup get shared across the whole list instead of loaded onto one item.

The repairs we get asked for most

Doors that stick or will not latch, usually because the house has moved or a hinge has pulled. Failed caulking around tubs and windows, which is the difference between a small job now and water damage later.

Rotten exterior trim, sills and door casings, which Ottawa weather works on constantly. Damaged drywall from furniture, kids or a leak that has since been fixed. Loose stair railings, which matter more than people treat them.

Then the seasonal ones: eavestrough discharge running against the foundation, weatherstripping that has hardened, and gaps that make a room cold in January.

Maintenance that prevents the expensive repair

Some items on a repair list are actually early warnings, and worth doing first. Caulking around a tub or a shower surround protects the subfloor and the ceiling below. Grading and downspout discharge protect the basement.

Attic ventilation and air sealing protect the roof from ice damming, and a small amount of work there prevents a roof repair and a ceiling repair next February.

When we walk your list we will tell you which items are cosmetic and which are protecting something behind them, so you can prioritise honestly.

Pre sale and pre purchase repair lists

Before listing a house, clearing a list of small defects removes the easy negotiating points a buyer's inspection will find.

After buying, the same list is usually where the first budget goes. Either way we work through it in priority order and tell you what can wait, rather than quoting everything as urgent.

How repair visits are quoted

  • Item list: each job described, so nothing is assumed.
  • Grouping: items batched into visits to share setup costs.
  • Priority: what is protecting something versus what is cosmetic.
  • Materials: what we supply, and any items you should choose.
  • Access: whether a ladder, scaffold or lift is needed.
  • Follow up work: anything found that needs a bigger scope.

Where repairs and maintenance sits in the bigger job

This work is part of our general contractor service, so it can run on its own or as one stage inside a larger project. When it is part of a bigger renovation we sequence it with the other trades rather than treating it as a standalone visit.

Clients booking this often pair it with roof repair, roof replacement, new roof installation or brick repair. One contract covers whichever combination you need, with a single schedule and one point of contact.

Repairs and Maintenance across the Ottawa area

We take this work on throughout the greater Ottawa area. Recent jobs have run through Nepean, Merivale, South Keys, Kanata and the surrounding neighbourhoods. The consultation is free wherever you are in the city.

Repairs and Maintenance Ottawa FAQ

Do you take small jobs, or only full renovations?

Both. Repairs and maintenance is a real service line for us, not a favour. We do ask for a half day minimum, which is why grouping several items into one visit gives the best value.

Why does my door suddenly stick in summer?

Humidity. Wood swells in humid July air and shrinks in dry January air, so doors that fit in winter can bind in summer. Sometimes the fix is planing, sometimes it is adjusting the hinges rather than removing material.

Can you handle a list from my home inspection report?

Yes, and it is common work. Send us the report, and we will price the items that are ours to do and tell you which ones need a licensed trade instead.

Do you work with landlords and property managers?

Regularly, including turnover lists between tenancies around Merivale and South Keys. We work to the vacancy window and prioritise the items that affect habitability and durability first.
