Footings go below the local frost depth, foundations get proper drainage and damp proofing, and backfill and grading are planned so water moves away from the building.
Above grade the priorities are a continuous air barrier, insulation without thermal bridges, and windows detailed so water is directed out rather than in. Air leakage is what makes a house expensive to heat here, more than glazing area alone.
Roof design gets attention early: overhangs, ventilation, ice and water membrane at the eaves, and a plan for where snow lands when it slides.
Site work, services and infill realities
On infill lots the site is the hard part. Access for equipment, protecting neighbouring structures, shoring where an excavation sits close to a property line, and tight staging for material deliveries.
Servicing has to be coordinated with the City and the utilities, and those timelines are outside our control, so we build them into the schedule rather than assuming the best case.
Tree protection requirements also apply on many Ottawa lots, and they affect where equipment can operate and where footings can go.
What drives cost on a new build
Site conditions, foundation type, roof complexity and mechanical systems drive far more of the budget than finish selections do.
A complicated roof with multiple valleys and dormers costs significantly more than a simple one, both to build and to keep watertight in this climate. We flag those decisions during design, when changing them is still free.
