Residential construction in Ottawa means building for a climate that swings roughly sixty degrees a year, and detailing the envelope accordingly. Call (613) 261-4861 to discuss your project.

We build houses across the greater Ottawa area, including infill lots closer to the core and rebuilds on established suburban streets.

Because our design team and our build crews are the same company, the drawings account for what actually gets framed, and nothing is lost in a handoff.

Building for Ottawa winters, from the footings up

Footings go below the local frost depth, foundations get proper drainage and damp proofing, and backfill and grading are planned so water moves away from the building.

Above grade the priorities are a continuous air barrier, insulation without thermal bridges, and windows detailed so water is directed out rather than in. Air leakage is what makes a house expensive to heat here, more than glazing area alone.

Roof design gets attention early: overhangs, ventilation, ice and water membrane at the eaves, and a plan for where snow lands when it slides.

Site work, services and infill realities

On infill lots the site is the hard part. Access for equipment, protecting neighbouring structures, shoring where an excavation sits close to a property line, and tight staging for material deliveries.

Servicing has to be coordinated with the City and the utilities, and those timelines are outside our control, so we build them into the schedule rather than assuming the best case.

Tree protection requirements also apply on many Ottawa lots, and they affect where equipment can operate and where footings can go.

What drives cost on a new build

Site conditions, foundation type, roof complexity and mechanical systems drive far more of the budget than finish selections do.

A complicated roof with multiple valleys and dormers costs significantly more than a simple one, both to build and to keep watertight in this climate. We flag those decisions during design, when changing them is still free.

What a residential construction contract includes

  • Drawings and engineering: permit set with structural details.
  • Site and servicing: excavation, drainage, utility coordination.
  • Envelope spec: insulation, air barrier and window details.
  • Mechanical systems: heating, ventilation, electrical and plumbing.
  • Inspection schedule: stages booked and attended by us.
  • Finishing scope: allowances stated for every selection category.

Where residential construction sits in the bigger job

This work is part of our general contractor service, so it can run on its own or as one stage inside a larger project. When it is part of a bigger renovation we sequence it with the other trades rather than treating it as a standalone visit.

Clients booking this often pair it with roof repair, roof replacement, new roof installation or brick repair. One contract covers whichever combination you need, with a single schedule and one point of contact.

Residential Construction Ottawa FAQ

Do you build on infill lots in Ottawa?

Yes, and it is a growing part of the work. Infill demands careful zoning review, a staging plan for a tight site, and often shoring where the excavation is close to a neighbour.

How long does a new house take to build here?

Typically eight to fourteen months of construction after permits, with the excavation start governed by the thaw. Design and approvals add three to six months before that.

Can you build to a higher energy standard?

Yes. Better air sealing, more insulation, upgraded windows and a heat recovery ventilator are the practical steps in this climate, and we will tell you which of them return the most per dollar.

Do you handle demolition of the existing house on a rebuild?

Yes, through our demolition services, including permits, hazardous material testing, disconnections and disposal.
