Working backwards from the opening date

We build the schedule from your target date, not forward from today, because that immediately exposes which items have no float.

Long lead items are usually the risk: mechanical equipment, custom millwork, glazing and specialty fixtures. Those get ordered first, before the finishes are even chosen.

Permit and inspection stages get placed in the schedule as fixed points. A rough-in inspection that slips by a week pushes everything behind it, so those dates are protected rather than assumed.

Landlord requirements and base building conditions

In leased space the landlord usually has to approve drawings, insurance certificates and contractor credentials before anything starts, and that approval takes time.

Base building conditions matter too. What electrical capacity is available at the panel, whether there is a grease interceptor for a food use, how the space is vented, and where the sprinkler heads sit all shape the design.

We check those conditions early, because a fit out designed without them gets redrawn, and redrawing costs weeks you do not have.
