Smoke goes further than the fire does
Smoke travels through wall cavities, along duct runs and into the attic, which means damage often extends well beyond the room that burned.
Porous material that has absorbed smoke usually has to come out rather than be sealed over, because odour returns with the first humid week in July. Ducts need cleaning before the system is run again, or the smell redistributes through the whole house.
We map how far it travelled before quoting, rather than pricing only the visibly damaged area and discovering the rest later.
Structure, water and rebuilding
Heat weakens framing and fasteners even where material has not burned through, so charred and heat affected members get assessed and replaced where needed, with engineering input on anything structural.
Firefighting water then has to be treated as its own water damage event, with drying confirmed before anything is closed up. That overlaps directly with our water damage restoration work.
Rebuilding runs like any full renovation after that: framing, mechanical rough-ins, inspections, insulation, drywall, paint and finishes, under one contract.
Rebuilding to a better standard
A fire rebuild opens walls that have been closed for decades. That is an opportunity to add insulation, air seal properly, update wiring and improve the layout while the structure is exposed.
